Filling Formulas in a Column

I would like to figure the amount of equity in a home on a monthly basis by using a formula. the first cell says =J56/E1. I would like to copy that down the column (i.e. =J57/E1 =J58/E1 =J59/E1, etc.), but if I copy fill down I get (=J57/E1 =J58/E2 =J59/E3, etc.) How can I make this work?

you have to fix your cell "E1" by clicking F4 from keyboard, to appear like that $E$1
